Why This Center Exists

Building performance explained through science, construction data, and field experience.

South Florida high-rises are constructed above layered limestone, sand seams, coastal fill, high groundwater, and complex barrier-island conditions. These structures transfer enormous loads through deep foundations and massive concrete mats that must perform as one integrated system.

The Foundation Masters Research Center studies publicly reported building movement, foundation design, subsurface conditions, waterproofing performance, structural deterioration, monitoring data, and construction history to help explain what may be happening beneath and within these buildings.

Cracking is not a diagnosis. It is evidence that must be documented, monitored, and evaluated in context. Building owners retain more control when the movement mechanism is investigated early and the record is organized correctly.

Document the Condition

Map cracks, floor changes, water intrusion, door and window behavior, dates, prior repairs, and visible progression.

Investigate the Cause

Review structural plans, foundation type, subsurface conditions, groundwater, load paths, construction history, and prior testing.

Determine Whether Movement Is Active

Use precision leveling, crack gauges, total stations, survey prisms, tilt measurements, InSAR, or other appropriate monitoring.

Separate shrinkage, thermal movement, foundation settlement, structural deflection, corrosion, water damage, and combined effects.
