The last three are the ones that separate Fort Lauderdale from an inland city. If the timing of the water tracks the tide chart rather than the rain gauge, that is a diagnosis in itself and it changes the repair.

Why Drainage and Waterproofing in Fort Lauderdale Is So Critical

A Drain Is a Path to Somewhere Lower. Here, Twice a Day, There Is Nowhere Lower.

Fort Lauderdale is built around 165 miles of inland waterway on 34.59 square miles of land, at an average elevation of about seven feet. Those waterways are not decoration and they are not storage. They are the receiving water for the storm system. Almost everything that drains in this city drains, directly or eventually, into something tidal.

That is fine for most of the day. It stops being fine when the tide comes up. A gravity outfall only works while the pipe invert is above the water on the other side of it. Raise the receiving water above that invert and the pipe does not slow down, it reverses. The storm drain stops being an exit and becomes an inlet, and salt water arrives in the street from below through the same grate that was supposed to take rain away.

This is not a theory about the future. The City of Fort Lauderdale maintains roughly 215 tidal valves, inspects them quarterly, and describes their purpose plainly: they allow rainwater to drain out but prevent tidal salt water from backing up onto neighborhood streets. NOAA predicted king tides on at least 40 days in 2026. A city does not install and inspect 215 one way valves for a problem that happens occasionally.

Now apply that to a private lot. The yard drain, the driveway trench, the downspout line and the sump discharge on a Fort Lauderdale property are all outfalls too, and they are almost never valved. On the days the City is protecting its own system, an unprotected private line is doing exactly what the public one would do without a valve.

So the first question on any Fort Lauderdale property is not where do we put the drain. It is where does this discharge, what is the elevation of that receiving water at its worst, and what happens to this pipe on that day.

One

Surface Water

Grade, collection and conveyance. The Florida Building Code requires the ground to fall a minimum of six inches within the first ten feet from the foundation, and two percent on impervious surfaces. On a flat lot that is often physically impossible without a drain, which the code anticipates and allows.

Two

Water Already Under the Slab

Hydrostatic pressure and capillary movement through porous concrete. No amount of surface drainage touches this. It is a waterproofing problem, and on a slab sitting close to a water table it is the one most quotes ignore.

Three

Water Arriving From Outside

Tidal water over or through a low seawall, backflow through an unvalved outfall, or runoff from an adjoining property. This one is unusual because in Broward it is not only a nuisance. It is a documented compliance exposure. See below.

The Part Nobody Puts in a Quote

The Water Table Here Is Held Up on Purpose

There is a natural assumption that groundwater in South Florida is high because of rain and sea level, and that if the region ever got serious about flooding it would simply pull the canal levels down. It will not, and it is worth understanding why, because it decides what a drainage design can and cannot promise you.

Broward drinks from the Biscayne Aquifer, which supplies close to a billion gallons a day and is shallow, extremely permeable and recharged straight from the surface. That same permeability is what makes it vulnerable. If the fresh water head in the aquifer drops, salt water moves inland underneath, and coastal supply wells start reading high on chlorides. Wells in Broward have already closed for that reason, and county planning anticipates that by 2060 roughly 16 percent of coastal withdrawal wells will be threatened.

The defense against that is the canal system itself. Water managers hold canal stages up in order to hold the groundwater elevation up, because maintaining that elevation is what keeps salt water out of the wellfields and limits seepage. In other words the canal is not simply a place water goes. It is a control on a drinking water supply, and its level is a managed public number that your site plan does not get a vote on.

That is the real constraint on drainage in Fort Lauderdale, and it is why an honest design here looks different from an honest design in a city with a river. You are not draining to somewhere with spare capacity. You are draining into a system that is being deliberately kept full for a reason that has nothing to do with your property, and that will be kept full more firmly, not less, as the coast changes.

Which leaves two honest answers on a difficult lot. Either the water is lifted and discharged on a schedule you control, with a designed sump and pump rather than a pipe pointed hopefully at a canal, or the structure is sealed so that a high water table is no longer able to reach it. Usually the correct answer is both, and any proposal that offers neither is describing a good day.

What Is Actually Under Your Lot

Rock Under a Foot of Muck, or Fill Nobody Documented

Broward County is not one ground condition, and the soil survey is unusually blunt about it. Three of the mapped conditions matter to drainage more than anything else on a Fort Lauderdale property.

Organic soils over limestone. Dania muck is described as very poorly drained, formed in herbaceous organic material over limestone, with bedrock at 8 to 20 inches and a water table listed at 0 inches in every month of the year. Lauderhill muck is the same picture with bedrock at 20 to 40 inches. That is not a wet season condition. The survey is saying the water table is at the surface twelve months a year.

Thin sand over limestone. Hallandale fine sand is poorly drained sandy marine deposits over limestone with bedrock at 7 to 20 inches. Margate fine sand runs 20 to 40 inches to rock with a water table at 0 inches from June through September. On ground like this you cannot simply trench deeper to find somewhere lower. You reach rock, and past that point the only way down is drilling.

Made ground. Arents are mapped through the developed east side and the parent material is given as altered marine deposits, which is the survey saying human placed fill. Depth to rock is greater than 60 inches and the wet season water table sits around 23 inches. Fill drains differently from what it was placed on, it consolidates on its own schedule, and it is the condition where water travels furthest from where it entered.

Rain, and the Number That Gets Misquoted

This Is a Wetter City Than People Say

The National Weather Service 1991 to 2020 normal at Fort Lauderdale Hollywood International is a little over 60 inches a year, with the wet season running June through October. Downtown gauges recorded annual totals between 50.9 inches and 104.0 inches over the years 2010 through 2023. The variation is the point. A system sized for an average year is not sized for this city.

Then there is 12 and 13 April 2023, when 25.91 inches fell at the airport in roughly 12 hours and the field closed for two days. Peak rates through that event exceeded three to four inches an hour and were characterized as a one in one thousand year rainfall.

We mention it for a specific reason. Three inches of rain in an hour gets quoted casually around here as an ordinary summer storm. It is not. That is close to the rate that shut the eleventh busiest airport in the country. Designing to a figure that extreme and calling it routine produces numbers that sound authoritative and are not, and an owner cannot tell the difference from a proposal.

What is true and useful is narrower. Rainfall here is heavy, front loaded into a five month season, and highly variable year to year. The binding constraint is still not how much falls. It is whether the receiving water will accept it at the moment it arrives.

Below Grade and Lower Level Structures

Parking Garage Waterproofing in Fort Lauderdale

A below grade or partially below grade parking level is the hardest waterproofing problem in the city, and it is the one most often handled backwards. The structure sits in the groundwater rather than above it, so it behaves less like a building and more like the hull of a boat. Water is pressing against it continuously, and the only question is whether the assembly that was supposed to hold that pressure is still doing it.

Water gets in through a short list of places. Cracks in walls and floor slabs. Grouted tie back penetrations left from the original excavation. Cold joints where the deck meets the wall. Breaches at the termination, where the above grade wall meets the top edge of the waterproofing. And it is made worse from above by the ordinary things nobody looks at, roof leaders discharging to grade beside the structure and back pitched paving that ponds against the wall instead of running away from it.

Fort Lauderdale adds a second mechanism on top of that one. Along the canals, the New River and the Intracoastal, the water arriving on a high tide is brackish rather than clean rain. Brackish water carries chlorides, chlorides reach the reinforcement, and corroding steel occupies more volume than the steel it replaced, which cracks and spalls the concrete from the inside. That is how a drainage problem becomes a structural one, and it is exactly what a milestone inspector is looking for. The corrosion is always the expensive end of a sequence that started with water.

A lower level that takes water on the king tides now is describing its future, not its worst case. The regionally unified projection used across Southeast Florida puts sea level 10 to 17 inches above the year 2000 baseline by 2040, and 21 to 54 inches by 2070. A pipe invert does not move.

Why the Repair Keeps Coming Back

Two Things Nobody Tells the Owner

The first is that where the water appears inside the garage is frequently not where it got through the assembly. Water travels laterally between the membrane and the concrete before it finds a way in, so the wet column and the actual breach can be a considerable distance apart. Chasing the wet spot is how an owner pays three times for the wrong repair.

The second is that the standard fix treats the symptom rather than the defect. Because excavating to reach the original exterior waterproofing gets called cost prohibitive, the work is done from the dry side instead: epoxy or urethane injected into the cracks, or a crystalline coating brushed onto the inside face. Forensic practice is candid that this addresses where the moisture shows up and leaves the waterproofing deficiency exactly as it was. Water then migrates to the next available path, and the injection gets repeated.

That is why nobody warranties an injection for the life of the structure. You cannot warranty a symptom. If a garage has been repaired repeatedly and still takes water, the repairs were probably not wrong so much as aimed at the wrong side of the wall.

What We Do Instead

Fix It From the Water Side

We work the positive side, the face groundwater actually touches. Excavate to expose the wall and the footer, establish where the assembly has failed rather than where the stain is, treat that surface with the Seal Tight Waterproofing System, and then engineer the discharge so the structure is not asked to hold back a standing head of water indefinitely. On a tidal site that almost always means a designed sump and pumped discharge rather than a gravity line, because a gravity line here has hours every day when it does not work.

Alongside it, the things a wet garage usually also needs: catch basin and trench drain repair, subgrade stabilization, sheet piling cutoff walls where groundwater control demands them, and concrete repair where chlorides have already reached the steel.

There is also a compliance clock. Under Florida Statute 553.899, condominium and cooperative buildings of three or more habitable stories face milestone inspections at 30 years from the certificate of occupancy and every 10 years after, and a garage that is part of such a building sits inside that scope. Waterproofing is separately a named item in the structural integrity reserve study requirements, and for budgets adopted after 31 December 2024 reserves for named items cannot be waived or reduced. Confirm how both apply to your building with your association counsel.

Fort Lauderdale and Broward County

The useful question here is not which neighborhood you are in. It is how far you are from tidal water, and what is between your slab and the rock.

The Isles and the Canal Neighborhoods

Las Olas Isles, Rio Vista, Harbor Beach, Idlewyld, Coral Ridge, Bay Colony, Seven Isles. Directly tidal, seawall dependent, and the places where the timing of the water tracks a tide chart rather than a rain gauge. Gravity discharge here is conditional by definition, and the seawall crest is part of the drainage design whether or not anyone drew it that way.

The Historic Inland Neighborhoods

Victoria Park, Edgewood, Progresso Village, Durrs, Dorsey Riverbend, River Oaks, Sailboat Bend. Older housing stock, older pipe, slabs built at or near grade, and the neighborhoods the City itself named in the seven neighborhood stormwater program backed by a 104 million dollar WIFIA loan. If the public system in your neighborhood is being rebuilt, the private side of the connection is worth looking at at the same time.

West Broward and the Everglades Margin

Plantation, Sunrise, Davie, Weston, Tamarac, Lauderhill, Coral Springs. No tide, but organic soils, a shallower rock surface in places, and a water table controlled by the secondary canal network rather than by your lot. The mechanism is different and the constraint is the same: the receiving water level is a decision somebody else makes.

Commercial, Marine and Association Property

Retail centers, office and medical, warehouse and marine industrial along the river, and condominium associations on and off the water. This is where parking lot drainage, below grade parking and the milestone and reserve study calendar all land on the same board at the same time. A Broward Rule Worth Knowing

Water Leaving Your Lot Can Be Your Legal Problem

Most drainage advice treats water leaving a property as a problem for somebody downstream. In Broward County it is written down as yours.

The regional standard adopted across the county sets a minimum seawall and top of bank elevation of 5 feet NAVD 88 by 2050, with an interim allowance of 4 feet NAVD 88 until 2035 where the work is designed to reach 5.0 feet by 1 January 2050. It applies to new tidal flood barriers and to substantial improvements to shorelines, and it excludes oceanfront seaward of the Coastal Construction Control Line.

The part owners miss is the maintenance duty attached to it. Property owners are required to keep a tidal flood barrier in good repair, and a barrier is deemed deficient if it allows tidal waters to flow unimpeded through or over it and onto adjacent property or public right of way. Properties documented as flooding a neighbor or a road can be cited and required to stop that flood trespass within a year. Fort Lauderdale adopted the 5 foot standard in March 2022, with fines reported at 100 dollars a day for a cited owner who does not comply.

Most existing compliant seawalls are not being forced up by the new number. The trigger is rebuilding, damage over 50 percent, or a wall low enough to be flooding somebody else. That is a narrow trigger, but it is a real one, and it is why on a waterfront property we look at the seawall crest and the drainage design as one question rather than two. We handle the wall side through our seawall contractor and seawall permitting work.

Our Proven Fort Lauderdale Solutions

What the Work Actually Is

Foundation Masters developed the first true engineered waterproofing system in Florida to solve these issues. The process is four steps and it does not vary much.

  • Excavating a trench to roughly 12 inches below the slab edge to expose the footer and wall
  • Applying the Seal Tight Waterproofing System to protect below grade concrete and footings
  • Designing engineered drainage piping or sump discharge to safely redirect water away from the structure and the underlying soils
  • Installing gutters and grading corrections to control surface runoff

This stops moisture intrusion, prevents soil erosion, and helps reduce settlement risk under Fort Lauderdale properties. What we do not do here is install a French drain and call it solved. A French drain is a pipe in a gravel trench, and a pipe that sits in the water table cannot drain by gravity because there is nothing lower for it to drain to. It has to daylight somewhere or be pumped. On most Fort Lauderdale lots it can do neither, which is why it is not on our list.

Why does my yard flood even with drains installed?

Fort Lauderdale has a shallow, fluctuating water table and flat grades. After heavy rain or a king tide, soils saturate and drains cannot empty because groundwater is already near the surface. A drain is a path to somewhere lower, and on those days there is nowhere lower for it to go.

Why is my slab letting moisture through?

Many older homes were built with slabs at or near grade. When storms drop several inches of rain quickly, the water table can rise and contact the slab, degrading vapor barriers and wicking moisture through concrete. Concrete is porous, so once the water table reaches it, capillary movement does the rest without any crack being involved.

Can you waterproof an existing home in Fort Lauderdale?

Yes. Our Seal Tight System is engineered for coastal hydrostatic pressure to keep slabs dry. It is applied to the positive side, the face the groundwater actually touches, which is why it works on a structure that is already built rather than only on new construction.

Do tides and storm surge affect my property in Fort Lauderdale?

High tides and coastal surges can raise nearby groundwater and reduce infiltration. Properly engineered drainage and waterproofing decouple the slab from groundwater pressure and route water to safe discharge. If the water at your property arrives on a predictable schedule rather than after rain, the tide is the mechanism and the repair has to be designed around that.

Do you handle commercial parking lot drainage problems?

Where can I check my property flood risk?

Use the FEMA Flood Map Service Center or Broward County flood information. Bear in mind that a flood map answers a different question from the one a drainage problem asks. Repetitive nuisance water on a lot is common well outside a mapped high risk zone.

What is a tidal check valve and do I need one on my property?

It is a one way valve on an outfall that lets water out and does not let tidal water back in. The City runs roughly 215 of them on the public system and inspects them quarterly. On private property the equivalent question is whether your discharge point can be closed against a high tide, or whether the water simply has to be lifted instead. On many waterfront lots a designed sump and pump is the more reliable answer, because it does not depend on a receiving water level at all.

Do you install French drains in Fort Lauderdale?

No. A French drain moves water by gravity to a lower point. On most lots here the pipe would sit at or below the water table, so there is no lower point available and the trench becomes a place water collects rather than a place it leaves. It has to daylight or be pumped, and if it is being pumped then the gravel trench is not the part doing the work.

How deep can you actually excavate on a Fort Lauderdale lot?

It depends entirely on what is under you. The soil survey puts limestone at 7 to 20 inches under Hallandale fine sand and at 8 to 20 inches under Dania muck, while Arents fill runs deeper than 60 inches to rock. That is the difference between a trench and a drilling operation, and it is one of the reasons we take borings rather than assume. It also affects the seal, because a shallow rock surface changes where water can travel once it is under the slab.

My seawall is low. Is that my problem or the city problem?

If the wall is on your property it is yours to maintain. Broward County treats a tidal flood barrier as deficient when it lets tidal water pass through or over it onto adjacent property or public right of way, and a documented case can be cited with one year to correct it. The regional minimum crest is 5 feet NAVD 88 by 2050, with 4 feet allowed until 2035 where the design accommodates 5.0 feet by 1 January 2050. Most compliant existing walls are not being forced up on the new number alone. Confirm your own situation with the City and with counsel.

Does a milestone inspection look at waterproofing?

Indirectly, and then very directly. Under Florida Statute 553.899 the milestone inspection is a structural assessment, and water driven deterioration of concrete and reinforcement is a large part of what it finds. Separately, waterproofing is a named item in the structural integrity reserve study, and for budgets adopted after 31 December 2024 reserves for named items cannot be waived or reduced. So a board that has deferred waterproofing usually meets it twice, once in the report and once in the reserve schedule.

Transferability matters more than the word lifetime, because a warranty that dies at closing is worth very little on a property you may sell. When the Water Has Already Done Damage

Water that has been under a structure long enough stops being a drainage question. If soil has been carried away rather than compressed, or if chlorides have reached reinforcement, the repair is structural and the drainage work is what stops it happening again.

Standards and Next Steps

Get a Drainage and Waterproofing Inspection in Fort Lauderdale

Because Florida has no statewide waterproofing code, you need people who understand local soils, fluctuating water tables and coastal pressures. What the code does require is narrower than most owners think. The Florida Building Code requires grading that falls six inches within the first ten feet of the foundation, and two percent on impervious surfaces within that distance. It requires a real foundation drain only where a foundation both retains earth and encloses habitable or usable space below grade, which a Florida slab on grade house never does. And outside a mapped flood hazard area there is no minimum finished floor elevation above adjacent grade and no elevation certification. Inside one, the lowest floor has to be at or above base flood elevation plus one foot with certification at placement and at final inspection.

Put plainly, on a typical Fort Lauderdale house the detail that would actually keep water out is not required and is therefore usually not there. We build it anyway, because the absence of a requirement is not the same as the absence of a problem.

Under new slabs we detail vapor retarders to ASTM E1745, which caps water vapor permeance at 0.1 perms across all classes and requires 45 pounds per inch tensile and 2,200 grams puncture resistance for Class A. The 2021 IRC raised the residential requirement to a minimum 10 mil Class A sheet with 6 inch lapped joints.

Inspections are free. We would rather tell you the repair is drainage than sell you a waterproofing scheme you did not need, and on a fair number of Fort Lauderdale properties the honest answer is that the discharge point is the whole problem.
