House Leveling

Foundation Masters, LLC is the trusted house leveling specialist in Jacksonville. Our Florida licensed engineering team brings decades of structural and geotechnical experience to lift, level and stabilize homes across Jacksonville and Northeast Florida.

We correct uneven floors, foundation settlement, crawl space deterioration and structural movement using engineered methods designed for coastal winds, high water tables and mixed soils. From a simple floor lift to deep underpinning or a complete house relocation, our engineers design a code compliant plan and handle the local permitting.

Jacksonville is an estuary city, and that is the thing that makes foundation work here different from the rest of Florida. The St. Johns River and its tidal creeks run through the middle of the city, the low ground along them was marsh, and a great deal of Jacksonville was built by filling that marsh in. Away from the water the soil carries more clay than South Florida sand does. Out at the beaches it is relict dune sand again. Three different conditions, one metro area, and the repair is not the same in all three.

Subsurface Investigation

On filled marsh the question is how thick the organic layer is and what sits under it. Soil borings are the only way to answer that from data.

Pressure Grouting and Void Filling

Fills and densifies where a void or loose material near the surface is the problem rather than the depth of bearing.

Riverfront and Bulkhead Work

On the St. Johns and its creeks the wall and the house are one problem. See seawall and bulkhead work and sheet pile Jacksonville.

Driven Pile Capability

Where loads are large or bearing is deep we drive pipe pile rather than retrofit. See pile driving.

Warranty Coverage

Our engineered repairs carry written coverage. Review the foundation repair warranties before you sign with anyone.

Three Different Ground Conditions in One City

Most Florida markets have one story. Jacksonville has three, and which one you are in decides nearly everything about the repair. This is the first thing we work out on a Duval County call, because an answer that is right in San Marco can be wrong in Mandarin and wrong again in Neptune Beach.

Filled Marsh Along the River and Creeks

The low ground along the St. Johns and the tidal creeks that feed it was marsh, and much of it was filled to build on. Under the fill is organic soil, and organic soil keeps compressing for decades rather than settling once and stopping.

Clayey Upland Away From the Water

North Florida soils carry more clay than the clean sand further south. Clay changes volume with moisture, so the same house can move in a dry spring and move back in a wet summer. That is a different failure than settlement and it needs a different fix.

Dune Sand at the Beaches

Jacksonville Beach, Atlantic Beach, Neptune Beach and Ponte Vedra sit on relict dune sand with salt air, storm surge exposure and a water table that moves with the tide. Loose clean sand is a density question, not a moisture question.

High Groundwater

Across most of Duval County the water table is shallow and it rises with the season and the tide. Saturated soil carries less load, and a footing bearing just above a moving water table is a footing that moves with it.

Coastal Storms and Surge

Wind uplift, surge and days of saturation all work on the connections and the bearing soil. A storm rarely creates a new problem. It finds the one that was already there and makes it visible.

Plumbing Leaks Beneath the Structure

A supply or drain leak under a slab is near the top of the list on every call we take. It is cheap to confirm and expensive to miss, so it gets eliminated before anyone says the word pier.

Crawl Space Wood Deterioration

Jacksonville has a large stock of older pier and beam homes. Rotted girders, split joists and crushed or spalling brick piers produce floors that feel exactly like foundation settlement from inside the house.

Drainage and Erosion

Flat grade, heavy summer rain and a high water table leave water nowhere to go. Where it runs along a foundation it takes material with it, and that undermining shows up at the slab edge first.

Older Construction Standards

Many homes in the historic neighborhoods predate anything resembling a modern footing. Age is not a defect on its own, but it changes what we look for and what the repair has to work with.

Several of these produce the same cracking on the same wall. Telling them apart is what the inspection is for, and it is the reason we measure before we quote.

Was My Lot Filled Marsh, and Does It Matter

It is a fair question to ask anywhere near the St. Johns or one of its creeks, and it is a question with a real answer rather than a scary one. Being on filled ground does not mean your house has a problem. Plenty of homes on it never move at all. What it means is that the material under you is made ground over compressible soil, so if the house is moving, the history changes where we look and how the repair gets designed.

What Points That Way on a Duval County Lot

  • A yard that sits flat and low with a creek, a ditch or the river within a few hundred feet
  • Street trees or utility poles out of plumb along the same stretch of road
  • Movement that keeps going year after year instead of stopping after the first season
  • A tidal creek name on the plat, or a street that crosses an old slough
  • A neighbor two doors down with no trouble at all on the same original builder plan

How We Settle the Question

  • Historic aerials and plat history, because the marsh line used to be somewhere else
  • Floor elevations across the whole structure, so the shape of the movement is on paper
  • The cheap causes eliminated first: a slab leak, a downspout, a failed grade
  • Soil borings to log the fill, find the organic layer and prove what is under it
  • A repair designed to that log, with the depths it implies rather than the depths a brochure implies

The engineering consequence is specific. Organic soil does not stop compressing, so a repair that stops short of getting through it is a repair that moves again. That is the case where a helical pier or a driven pipe pile earns its cost, because both can be carried past the soft material to something that will hold, with a record of what each one found on the way down.

Signs a Jacksonville Home Needs Leveling

One of these on its own is often nothing. Several of them along the same wall, or any of them getting worse month over month, is the point at which measuring beats waiting.

Inside the House

  • A floor running downhill across a room, or a soft spot that gives underfoot
  • Diagonal cracking out of the upper corners of doors and windows
  • Doors that drag or will not latch any more
  • Gaps showing at the baseboard or along the ceiling line
  • Grout opening in a straight run across tile
  • A floor that bounces or deflects between piers in a crawl space home

Outside and in the Yard

  • Stair step cracking through the mortar joints of block, brick or stucco
  • A dip in the slab edge, or grade falling away on one side of the house
  • A Florida room, lanai or carport pulling away from the structure
  • A driveway or walk tilting or breaking along one line
  • A bulkhead or seawall leaning, or soil loss behind it
  • Rotted wood, crushed shims or a spalling brick pier in a crawl space

Cracking that reopens every year after you patch it is the single most useful symptom you can report to us, because it tells us the structure is still moving rather than having settled once and stopped.

Choosing the Right Method in Northeast Florida

There is no single best method. There is a best method for your soil profile, your structure and the load the repair has to carry. Here the governing question is usually whether the load has to be taken past a compressible layer to competent material, or whether the problem is moisture and volume change in clay near the surface. Those two answers lead to very different work.

Helical Piers

Shafts with helix plates turned to a target depth, where the installing torque confirms capacity. Through fill and organic layers that torque record is worth a great deal, because it tells you what each pier actually found.

Push Piers

Steel sections driven below the footing with the weight of the house as the reaction. A good fit for a block or brick home with competent material at a reachable depth and room to work.

Smart Jacks

Adjustable steel supports on new engineered footings, set under the girders of a crawl space or pier and beam house so the floor levels without touching the perimeter. The right tool for the historic housing stock here.

Pressure Grouting

Fills and densifies where a void or loose material is the problem rather than the depth of bearing. Where a washout path under a slab edge is the cause, this is often the correct and cheaper first move.

FM PP25 Push Pier

Our own push pier system, engineered and specified in house so the bracket, the pipe and the connection to your footing are designed as one assembly.

FM PP30 Pipe Pile

A heavier pipe pile for larger loads and deeper bearing, which is what thick fill over organics and commercial structures on the river call for.

Structural Shoring

On a historic frame house with failing brick piers, shoring is what makes the building safe to be in while the permanent repair is drawn, permitted and built. It is the first move, not the last.

Drainage Correction

Collection, discharge and grade work so the repair is not undone from the surface down over the next wet season. See drainage and waterproofing.

House Lifting and Relocation

Raising a structure, or moving it outright, with the engineering, the permitting and the field work under one roof.

If a company quotes you one method before anyone has looked at the soil, they are selling a product rather than solving your problem. In a city with three different ground conditions, that is a particularly expensive mistake.

How a Jacksonville House Leveling Project Runs

1. Free Inspection

We walk the house inside and out, read the cracking and the drainage, and shoot floor elevations so the movement is recorded as measurements instead of impressions.

2. Eliminate the Cheap Causes

A slab leak, a blocked downspout, a grade running the wrong way. Plenty of Duval County calls end right here, and telling you that is the best part of the job.

3. Find the Old Shoreline

Historic aerials, plat history and where the marsh line used to run. Where that governs the repair, soil borings turn the question into a log.

4. Sealed Design From the Log

Our licensed engineers pick the system, lay out the pier or jack locations and set target depths from the boring data, then issue signed and sealed plans with calculations.

5. Local Permitting

In the city it is Jacksonville. Jacksonville Beach, Atlantic Beach, Neptune Beach, Orange Park, St. Augustine and Fernandina Beach each have their own, and the rest goes to Clay, St. Johns or Nassau County. We confirm it from the parcel.

6. Install, Lift and Documentation

Crews install the system, then lift in controlled increments with elevations monitored across the structure. You finish with sealed plans, the install record, closing readings and written warranty coverage.

Drainage is not an add on here, it is half the engineering. Duval County grade is flat, the summer rain is heavy and the water table is already close, so water that reaches a foundation has nowhere to go but along it. Stabilizing the structure and leaving the water path alone is how a repaired wall stays quiet while the wall next to it opens up two years later.

Geotechnical capability in house, so the investigation and the repair are the same firm

That last line is the one that matters on a riverfront lot. Whoever tells you there is fill over muck under your house should be able to hand you the log that says so. We take the borings, we read the samples, we draw the repair and we install it, which means nobody is handing you an alarming report and pointing you at a different company to pay for the fix.

We are also willing to tell you to do nothing. If the elevations show your floor is within tolerance and the cracking is cosmetic and no longer active, that is what the report will say, along with what to watch for. A written engineering opinion that your house is fine is worth real money in a market where homes change hands on inspection reports, and we are not going to withhold one to sell you piers.

House Leveling Jacksonville FAQs

These come up on nearly every first call from a Jacksonville homeowner. If yours is not here, call the office and ask it directly.

What causes a house to need leveling in Jacksonville?

High groundwater, coastal storms, sandy and limestone soils, plumbing leaks, and crawl space wood deterioration can lead to settlement and uneven floors in Northeast Florida homes.

How do you level a house in Jacksonville?

Depending on loads and soils, we use helical or push piers, pressure grouting, and structural shoring to lift and stabilize the structure, engineered to meet Florida Building Code and local permitting requirements.

Can you level and also move my house?

Yes. Foundation Masters is one of the leading house and building movers in Florida, providing engineering plans, permitting, and safe relocation.

How much does house leveling cost in Jacksonville?

Costs vary by home size, access, and settlement severity. Simple floor lifts may be a few thousand dollars, while deep underpinning or relocation is higher. We provide free inspections and detailed proposals.

Will I need to leave my home during leveling?

Many projects allow you to remain in place, while major lifts or structural replacement may require temporary relocation. We will advise before work begins.

Do you handle permitting and code compliance?

Yes. As a licensed engineering firm, we prepare plans, manage permitting, and coordinate with Duval County and local building departments to ensure compliance.

Was my house built on filled marsh, and should I worry?

Near the St. Johns and its tidal creeks it is a fair question to ask. Being on filled ground does not mean your house has a problem, and plenty of homes on it never move. What it means is that the material under you is made ground over compressible soil, so if the house is moving, that history changes where we look and how the repair gets designed.

Why does my cracking come back every year after I patch it?

That pattern usually means the structure is still moving rather than having settled once and stopped. Over organic soil, compression can continue for decades, and in clayey upland soil seasonal moisture change adds to it. Patching treats the symptom. Measuring the movement and finding the cause is what ends the cycle.

Do I need soil borings for a Jacksonville house leveling job?

Where the cause is shallow and obvious, elevation readings and a site inspection are enough. Where fill thickness and what sits beneath it govern the repair, borings are the only way to design from measured data rather than assumption, and near the river that thickness can change sharply across one parcel.

Will all the piers be the same depth?

Often not, and that is a good sign rather than a bad one. The depth each pier reaches depends on where competent material actually is at that point, which is why we record the torque or the set pier by pier. A contractor installing every pier to the same number on filled ground is working from a price sheet rather than from the ground.

My bulkhead is leaning and my patio is cracking. Are those the same problem?

Very often they are. A retaining structure that is rotating or losing soil behind it takes support away from whatever sits inside it, and the patio or the slab edge is usually where that shows first. On a river or creek lot the wall and the structure should be looked at together rather than as two separate jobs.
