Foundation Masters, LLC is the trusted house leveling specialist in Orlando. Our Florida licensed engineering team brings decades of structural and geotechnical experience to lift, level and stabilize homes across Orlando and Central Florida.
We correct uneven floors, settlement, crawl space deterioration and structural movement using engineered methods built for Central Florida soils, rainfall and water table conditions. From a simple floor lift to deep underpinning or a complete house relocation, our engineers design a code compliant plan and handle the local permitting.
Orlando is a different foundation problem from the coast, and the difference is not small. There is no salt here, no storm surge, no seawall holding your lot in place. What there is instead is limestone with water moving through it, and that is the condition every honest Central Florida foundation conversation has to start from.

Central Florida Sits on Limestone, and That Changes Everything
Under Orlando, under Winter Park, under most of Orange, Seminole, Lake and Polk counties, there is limestone with water moving through it. Limestone dissolves. Over a very long time that creates cavities, soft seams and raveling zones in the rock, and sand from above gradually works its way down into them. This is called karst, and Central Florida has more of it than almost anywhere else in the country.
That is the honest context for any foundation conversation in this market, and the first thing we tell homeowners is the reassuring half of it: most of what gets called a sinkhole is not one. Far more Orlando foundation problems turn out to be a plumbing leak, a downspout washing out a footing edge, poorly compacted pad fill, or a floor framing problem. Those are ordinary repairs with ordinary costs. But the only way to tell the difference is to look below grade, and that is why we lead with investigation here rather than with a product.
Raveling Into Rock
Where sand migrates down into an opening in the limestone, the ground above slowly loses support. It can go on for years with nothing visible, then show up as a depression or a cracked slab.
A Water Table That Swings
Inland there is no tide buffering anything. The table comes up hard through the summer and drops through the dry season, and that movement is what drives material downward.
Heavy Seasonal Rainfall
Central Florida takes a great deal of water in a short season. Concentrated runoff at a foundation, or a stormwater system that is not keeping up, does real damage to bearing soil.
Clayey Sands and Confining Layers
Unlike the coast, parts of this region have clayey material in the profile. That brings seasonal moisture movement into play in a way a clean coastal sand never does.
Plumbing Leaks Under the Slab
The most common cause we actually find. A leaking supply or drain line washes bearing soil out continuously, and it mimics far more frightening things.
Uncompacted Pad Fill
Across the whole growth ring of Orlando, pads were raised with imported fill. Fill that was never placed and tested in controlled lifts keeps compressing for years.
Organics From Old Low Ground
This is lake and wetland country. Peat and muck left in place under a pad compresses for decades whenever the load or the water table changes.
Lake Bank Instability
Orlando is full of lakes, many of them karst features themselves. A lakefront lot with no wall holding it has its own slope and seepage behavior to account for.
Crawl Space Wood Deterioration
In the older housing stock, humidity and standing water take sills, girders, joists and shims, and the floor system drops while the walls hold still.
Winter Park has lived this. The sinkhole that opened there in 1981 is still the event people in Central Florida bring up, and it is a fair reason to take the question seriously. It is not a reason to assume the worst about your own house.
If You Think You Have a Sinkhole
A suspected sinkhole is an engineering investigation, not a diagnosis anyone can make from the surface. Nobody can tell you what is under your house by walking around it, and you should be skeptical of anyone who says otherwise, in either direction. Here is how the question actually gets answered.
What We Do First
- Shoot floor elevations across the whole structure so the movement is a measurement
- Read the cracking pattern for direction, and check whether it is still active
- Rule out the ordinary causes: plumbing leaks, drainage, downspouts, grade
- Review the site history, the pad, and what was there before the subdivision
- Take soil borings where the answer depends on what is below grade
What That Gets You
- A documented engineering opinion rather than a sales opinion
- A clear answer on whether the structure is still moving or has stopped
- A repair designed to the actual mechanism, if a repair is needed at all
- Sealed plans and calculations that stand up to plan review
- A written record, which matters a great deal when you sell
If the finding is a void or a raveling zone, the repair is usually grouting to fill and densify the affected material, underpinning to carry the structure to competent bearing, or both. If the finding is a leaking line and a washed out footing edge, the repair is far smaller and far cheaper, and we will tell you that just as plainly.
We do not advise on insurance claims and we are not an insurance company. What we provide is the engineering: measurement, subsurface data, cause, and a repair design. What you do with that is your decision.
Signs an Orlando Home Needs Leveling
One crack tells you almost nothing. A group of them along one wall or one corner tells you plenty. Book an engineering inspection before any cosmetic repair, because patching a structure that is still moving buys you one season at most.
Inside the House
- A floor running downhill across a room, or a soft spot that gives underfoot
- Diagonal cracking out of the upper corners of doors and windows
- Doors that drag or will not latch any more
- Gaps showing at the baseboard or along the ceiling line
- Grout opening in a straight run across tile
Outside and in the Yard
- Stair step cracking through the mortar joints of block or stucco
- A dip in the slab edge, or grade falling away on one side of the house
- A lanai, pool cage or Florida room pulling away from the structure
- A circular or bowl shaped depression in the yard with no obvious cause
- A pool losing water, or a deck dropping along one edge
- Fence posts or a driveway tilting toward one spot
A bowl shaped depression that keeps coming back after you fill it is worth a call. That one is different from the rest of the list.
Choosing the Right Method in Central Florida
There is no single best method. There is a best method for your soil profile, your structure and the load the repair has to carry. In this region the choice usually comes down to one question: is the problem the depth of competent bearing, or is it a void and a water path. Those two answers lead to very different work, and you cannot tell which one you have from the driveway.
Helical Piers
Shafts with helix plates turned to a target depth, where the installing torque confirms capacity. The torque record tells you what each pier actually found, which is worth a great deal over variable rock.
Push Piers
Steel sections driven below the footing with the weight of the house as the reaction. A good fit for a block home with competent material at a reachable depth and room to work.
Smart Jacks
Adjustable steel supports on new engineered footings, set under the girders of a crawl space or pier and beam house so the floor levels without touching the perimeter.
Pressure Grouting
Fills and densifies where a void, a raveling zone or loose material is the problem rather than the depth of bearing. In karst country this is often the correct first move.
FM PP25 Push Pier
Our own push pier system, engineered and specified in house so the bracket, the pipe and the connection to your footing are designed as one assembly.
FM PP30 Pipe Pile
A heavier pipe pile for larger loads and deeper bearing, and for commercial structures where the demand exceeds what a residential pier is meant to carry.
Structural Shoring
Temporary shoring makes the structure safe while the permanent repair is designed, permitted and built. On anything unsafe it is the first move, not the last.
Drainage Correction
Collection, discharge and grade work so the repair is not undone from the surface down over the next wet season. See drainage and waterproofing.
House Lifting and Relocation
Raising a structure, or moving it outright, with the engineering, the permitting and the field work under one roof.
If a company quotes you one method before anyone has looked at the soil, they are selling a product rather than solving your problem. In karst country that is a particularly expensive mistake.
How an Orlando House Leveling Project Runs
1. Free Inspection
We walk the house inside and out, read the cracking and the drainage, and shoot floor elevations so the movement is recorded as measurements instead of impressions.
2. Rule Out the Ordinary
Plumbing leaks, downspouts, grade and surface water first. Most Central Florida foundation problems end here, and that is good news we are happy to deliver.
3. Subsurface Data
Where the answer depends on what is below grade we take soil borings and work out what the footings carry. In this region that step is not optional as often as it is elsewhere.
4. Engineered Design
Our licensed engineers select the system, set the pier or jack locations and depths, and issue signed and sealed plans with calculations.
5. The Right Building Department
Inside the city limits it is the City of Orlando. Winter Park, Apopka, Ocoee, Sanford and Kissimmee each have their own, and the rest goes to Orange, Seminole, Lake or Osceola County. We confirm it from the parcel.
6. Install, Lift and Documentation
Crews install the system, then lift in controlled increments with elevations monitored across the structure. You finish with sealed plans, the install record, closing readings and written warranty coverage.
Drainage correction is part of the repair, not an upsell. Carrying the load to competent material fixes the structure. Getting water away from the foundation is what stops the next problem opening further along the same wall, and inland, where the rain arrives in one hard season, that half matters more than people expect.

Geotechnical capability in house, so the investigation and the repair are the same firm
That last one matters more here than anywhere else we work. In karst country the company that tells you what is wrong should be able to show you the data behind it. We take the borings, we read them, we design the repair and we build it. There is no step where one company hands you a frightening report and a different one sells you the fix.
We are also willing to tell you to do nothing. If the elevations show your floor is within tolerance and the cracking is cosmetic, we will say so and tell you what to watch for. In this market a written engineering opinion that your house is fine is worth real money, and we are not going to withhold one to sell you piers.

House Leveling Orlando FAQs
These come up on nearly every first call from an Orlando homeowner. If yours is not here, call the office and ask it directly.
What causes a house to need leveling in Orlando?
Seasonal moisture changes, sandy or clayey soils, high water tables, plumbing leaks, and wood deterioration can lead to settlement and uneven floors in Central Florida homes.
How do you level a house in Orlando?
Depending on loads and soils, we use helical or push piers, pressure grouting, and structural shoring to lift and stabilize the structure, engineered to meet Florida Building Code and local permitting requirements.
Can you level and also move my house?
Yes. Foundation Masters is one of the leading house and building movers in Florida, providing engineering plans, permitting, and safe relocation.
How much does house leveling cost in Orlando?
Costs vary by home size, access, and severity of settlement. Simple floor lifts may be a few thousand dollars, while deep underpinning or relocation is higher. We provide free inspections and detailed proposals.
Will I need to leave my home during leveling?
Many projects allow you to remain in place, while major lifts or structural replacement may require temporary relocation. We will advise before work begins.
Do you handle permitting and code compliance?
Yes. As a licensed engineering firm, we prepare plans, manage permitting, and coordinate with Orange County and local building departments to ensure compliance.
Do I have a sinkhole?
Most likely not, and nobody can tell you from the surface. Far more Orlando foundation problems turn out to be a plumbing leak, a drainage failure, uncompacted pad fill, or a floor framing issue than turn out to be a sinkhole. The only way to answer it properly is to measure the structure and look below grade with soil borings, which is exactly what we do before offering an opinion.
A round depression keeps opening in my yard and I keep filling it in. Should I be concerned?
That one is worth a call. A bowl shaped depression that returns after being filled suggests material is still moving downward rather than simply settling. It does not automatically mean a sinkhole, but it is the pattern that most deserves a proper subsurface investigation rather than another load of dirt.
Why does Central Florida have this problem when the coast does not?
Because of what is under the ground. Central Florida sits over limestone with water moving through it, and limestone dissolves over time, creating cavities and raveling zones that sand can migrate into. The coast has its own problems with salt, surge and loose sand, but it does not have this one to the same degree.
Do I need soil borings for an Orlando house leveling job?
More often here than almost anywhere else in the state. Where the cause is shallow and obvious, elevation readings and a site inspection are enough. Where there is any question about what is below grade, borings are the only way to design from measured data rather than assumption, and they are also what turns an opinion into a documented engineering finding.
Do you help with insurance claims?
We do not advise on insurance and we are not an insurance company. What we provide is the engineering: measured elevations, subsurface data, a determination of cause, and a sealed repair design. That documentation is yours to use however you decide.
