Vibration Is the Constraint, and It Gets Decided Before Anybody Mobilizes

Driving steel into the ground moves the ground. How much, how far it carries and whether anybody should care depends on the method, the soil, the distance and what is sitting at the other end of that distance. On an open site it is a non issue. On an infill site in Orlando it can decide whether the job happens at all.

The reason this matters more here than in most of Florida is simple geography. Central Florida built out around attractions, hotels and commercial corridors that do not close for construction. The work is wedged between operating businesses rather than placed on open ground, and the owner next door has a phone.

Construction vibration has been studied formally, including work on limits and mitigation for urban settings hosted by the US Department of Transportation National Transportation Library. We do not quote numbers off a study onto a website, because the number that matters is the one measured at the structure in question. What we do is treat monitoring and a preconstruction condition survey as scope items rather than as afterthoughts.

Settlement Arrives Late Here

The Other Central Florida Problem, and It Shows Up Four Years Later

Orlando is built on deep sand. Sand performs well when it has been placed and densified properly and poorly when it has not, and the difference does not announce itself at occupancy.

Uncontrolled fill and compaction shortcuts turn into differential settlement years after the certificate is signed. On sheet pile work this shows up two ways. Backfill behind a permanent wall that was never compacted properly will take the wall with it. And ground loss during driving or extraction next to an existing structure will move that structure, which is a separate problem from vibration and is often blamed on vibration.

Both are avoidable, and both are cheaper to avoid than to argue about afterward. Our soil borings and geotechnical engineering in Orlando are what the wall gets designed against.

Pulling sheets is not a cleanup task. Extraction leaves a void where the steel was, and on a tight site how that void gets handled matters as much as how the wall went in.

Most Orlando Sheet Pile Is Temporary, Which Changes the Math

This market runs on support of excavation, and support of excavation comes back out of the ground. That makes the material decision bigger here than in markets where most walls stay in.

On a wall with a known end date, renting usually wins outright. Buying sections for a ninety day cut and then storing them in a yard until they rust is money left on the ground. Buying makes sense for a permanent wall, or for a contractor who knows the same sections will show up on the next three jobs.

We rent, sell and buy back, and we will tell you which one is cheaper for your job even when it is not the one that bills highest. A contractor talked into buying sheets they never use again does not call back, and we would rather have the next job.

Ask what the sheets are worth at the end. On a temporary wall that residual belongs in the bid, and most people leave it out entirely.

Sections We Work With

Any profile family in common use. These are the ones that come up most on Central Florida work.

On an inland temporary wall, used material is often the right answer. Interlock condition still gets checked, but a dry cut is far more forgiving of it than a wall holding water.
