Helical Pier Installation in Jacksonville

Northeast Florida homes along the St. Johns River, the Intracoastal and the beaches are often built on loose sands with soft clay, marsh deposits and organic layers below. Helical piers let us carry additions, pools and settling foundations through those layers to firm soil, quietly and without disturbing a finished property.

Foundation Masters is a Florida engineering firm (Certificate of Authorization CA 30969) that designs and installs its own pier systems, with Andre Hawks, P.E. as Engineer of Record. The same company evaluates the soil, designs the piers, installs them and stands behind them, so nothing gets lost between a salesman, a subcontractor and an engineer you never meet.

We install helical piers in Ponte Vedra Beach, San Marco, Avondale, Riverside, Atlantic Beach, Neptune Beach, Deerwood, Epping Forest and throughout Duval and St. Johns counties.

Why Helical Piers Fit High End Homes

On a finished estate, the foundation work has to respect everything already built around it. Helical piers are one of the least disruptive deep foundation systems available.

Quiet, vibration free installation

Helical piers are screwed into the ground with hydraulic torque, not hammered. There is no pile driving noise and no vibration traveling into your home, your pool shell or the house next door.

Small footprint, protected grounds

Compact equipment works through gates and side yards. Landscaping, pavers, irrigation and hardscape stay largely in place, and there are no drilling spoils or concrete trucks on the lawn.

Ready for load right away

There is no concrete to cure. Once a pier reaches its required torque it can carry load, which keeps construction schedules moving.

Capacity verified on every pier

Installation torque is recorded on every pier and correlated to capacity, so each one is proven in the ground instead of assumed from a template.

Jacksonville Soil Conditions and Helical Pier Design

Jacksonville soils are mostly sands over clayey sands and clays, with marsh, muck and organic deposits common near the St. Johns River, its creeks and the Intracoastal Waterway. Older riverfront neighborhoods such as San Marco, Avondale and Riverside also have fill of uneven quality.

At the beaches and in Ponte Vedra, deep sands and a high water table control the design. Helical piers suit these profiles well because each pier is installed to a target torque, so it keeps advancing through soft or organic layers until it reaches soil that can carry the home.

Helical piers are not the answer for every lot, and we will tell you when they are not. Where an existing home needs lifting or the loads are heavier, we use push piers and the FM-PP25 push pier. Where installation force would damage a light footing, or the piers must reach deeper rock, we specify the driven FM-PP30 pipe pile or micropiles. When the soil profile is unknown, we start with soil borings and a geotechnical review.

How a Foundation Masters Helical Pier Project Runs

  1. Site evaluation. We review the structure, the movement or the planned addition, drainage, access and any existing reports or plans.
  2. Soil data. Existing borings are reviewed, or new borings are taken when the profile is uncertain.
  3. Engineered design. Pier layout, shaft and helix configuration, target torque and loads are set by the Engineer of Record on sealed drawings.
  4. Permitting. We prepare the permit package for the City of Jacksonville Building Inspection Division or St. Johns County, depending on the property.
  5. Installation. Our own crews install every pier with calibrated torque monitoring and protect the grounds as they work.
  6. Records and warranty. You receive the installation log with depth and torque for every pier, and the warranty documents for the property file.

Helical piles are recognized in the Florida Building Code, and industry design guidance is published by the Deep Foundations Institute. For capacity formulas and the torque correlation method, see our helical piers Florida page.

Lifetime Transferable Warranty

Our pier and pile systems are backed by the Foundation Masters Lifetime Transferable Warranty for the life of the structure. It stays with the home when it sells, which matters to buyers and their inspectors on a high value property.

Helical Piers Jacksonville: Frequently Asked Questions

Do helical piers work on Jacksonville riverfront lots?

Yes, when engineered for the site. Riverfront lots along the St. Johns often have muck, marsh deposits and fill. Helical piers pass through those layers and are installed to a target torque that confirms each pier has reached bearing soil.

Are helical piers used in Ponte Vedra Beach?

They are a good fit for many Ponte Vedra and beach properties, where deep sands and a high water table are common. The light equipment also protects finished landscaping and hardscape on established estates.

How long does a helical pier project take?

Most residential projects are installed in a few days once the design is complete and the permit is issued. There is no concrete cure time, so construction can continue as soon as the piers are in.

Do I need a permit for helical piers in Jacksonville?

Yes. Foundation work requires a permit from the City of Jacksonville Building Inspection Division or St. Johns County. Foundation Masters prepares the sealed drawings and permit package.

What warranty comes with helical piers?

Our pier and pile systems are backed by the Foundation Masters Lifetime Transferable Warranty for the life of the structure, and it transfers when the home sells.
