Helical Pier Installation in Miami

South Florida soil is unlike the rest of the state. Hard limestone often sits only a few feet down, while barrier islands, waterfront lots and South Dade marl areas carry deep sand, fill, muck or marl over the rock. Helical piers are a quiet, vibration free way to support a high end home on those soft profiles, and we will tell you plainly when rock calls for a different system.

Foundation Masters is a Florida engineering firm (Certificate of Authorization CA 30969) that designs and installs its own pier systems, with Andre Hawks, P.E. as Engineer of Record. The same company evaluates the soil, designs the piers, installs them and stands behind them, so nothing gets lost between a salesman, a subcontractor and an engineer you never meet.

We install helical piers in Coral Gables, Coconut Grove, Pinecrest, Key Biscayne, Miami Beach, Bay Harbor Islands, Golden Beach and throughout Miami-Dade County.

Helical Piers

Why Helical Piers Fit High End Homes

On a finished estate, the foundation work has to respect everything already built around it. Helical piers are one of the least disruptive deep foundation systems available.

Quiet, vibration free installation

Helical piers are screwed into the ground with hydraulic torque, not hammered. There is no pile driving noise and no vibration traveling into your home, your pool shell or the house next door.

Small footprint, protected grounds

Compact equipment works through gates and side yards. Landscaping, pavers, irrigation and hardscape stay largely in place, and there are no drilling spoils or concrete trucks on the lawn.

Ready for load right away

There is no concrete to cure. Once a pier reaches its required torque it can carry load, which keeps construction schedules moving.

Capacity verified on every pier

Installation torque is recorded on every pier and correlated to capacity, so each one is proven in the ground instead of assumed from a template.

Miami Soil Conditions and Helical Pier Design

Much of Miami-Dade sits on the Miami Limestone, a porous oolitic rock that is often close to the surface. Helical piers cannot screw into solid rock, so on shallow rock lots we specify drilled micropiles or driven pipe piles socketed into the limestone, with pre drilling where it is needed.

Helical piers are the right tool where sand, fill, muck or marl run deeper over the rock, which is common on Miami Beach, Key Biscayne, reclaimed waterfront lots and in marl areas of South Dade. Our crews also handle limestone drilling, so the system is chosen by the soil, not by the equipment a contractor happens to own.

Helical piers are not the answer for every lot, and we will tell you when they are not. Where an existing home needs lifting or the loads are heavier, we use push piers and the FM-PP25 push pier. Where installation force would damage a light footing, or the piers must reach deeper rock, we specify the driven FM-PP30 pipe pile or micropiles. When the soil profile is unknown, we start with soil borings and a geotechnical review.

How a Foundation Masters Helical Pier Project Runs

  1. Site evaluation. We review the structure, the movement or the planned addition, drainage, access and any existing reports or plans.
  2. Soil data. Existing borings are reviewed, or new borings are taken when the profile is uncertain.
  3. Engineered design. Pier layout, shaft and helix configuration, target torque and loads are set by the Engineer of Record on sealed drawings.
  4. Permitting. We prepare the permit package for the Miami-Dade County Building Department or the municipal building department, such as Coral Gables or Miami Beach.
  5. Installation. Our own crews install every pier with calibrated torque monitoring and protect the grounds as they work.
  6. Records and warranty. You receive the installation log with depth and torque for every pier, and the warranty documents for the property file.

Helical piles are recognized in the Florida Building Code, and industry design guidance is published by the Deep Foundations Institute. For capacity formulas and the torque correlation method, see our helical piers Florida page.

Lifetime Transferable Warranty

Our pier and pile systems are backed by the Foundation Masters Lifetime Transferable Warranty for the life of the structure. It stays with the home when it sells, which matters to buyers and their inspectors on a high value property.

Helical Piers Miami: Frequently Asked Questions

Can helical piers be installed in Miami limestone?

Not into solid rock. Helical piers advance by torque and stop when they meet competent limestone. Where rock is shallow we use drilled micropiles or driven pipe piles socketed into the limestone. Helical piers are a strong choice where sand, fill, muck or marl run deeper over the rock.

Where do helical piers work best in Miami-Dade?

On barrier islands such as Miami Beach and Key Biscayne, on reclaimed waterfront lots, and in South Dade marl areas, where soft soil lies over deeper rock. They are also used for pool decks, additions and site structures that need support without vibration.

Will helical pier installation disturb my home or neighbors?

Helical piers are screwed in with hydraulic torque, not hammered, so there is no pile driving noise or vibration. That matters on tight Miami lots with finished homes, pools and neighbors close by.

Do I need a permit for helical piers in Miami?

Yes. Foundation work is permitted through the Miami-Dade County Building Department or the city building department where the home is located. Foundation Masters prepares the sealed drawings and permit package.

What warranty comes with helical piers?

Our pier and pile systems are backed by the Foundation Masters Lifetime Transferable Warranty for the life of the structure, and it transfers when the home sells.
