The Subsurface Risk Most Builders Do Not Engineer For

Coastal construction is often designed around wind loads, impact-rated openings, and exterior water resistance. During surge conditions, the more consequential threat is frequently subsurface. Rising tide elevation drives a corresponding rise in the groundwater table. In permeable coastal soils, subgrade water levels can equalize rapidly beneath the structure and elevate hydrostatic pressure under the slab system.

Traditional residential construction rarely includes site-specific hydrostatic analysis. This leaves enclosed lower levels vulnerable even when the primary living elevation is code compliant above Base Flood Elevation.
