What Siesta Key Sand Does to a Foundation

Siesta Key is made of unusually clean quartz sand, fine and remarkably uniform in grain size. That is a pleasant thing to walk on and a demanding thing to build on. Clean uniform sand has almost no cohesion, so it holds nothing together on its own. It relies entirely on grain to grain contact and confinement, which means two conditions decide whether it carries your house: how dense it is, and whether water is moving through it.

That single property explains most of what we see on this island. Loose sand densifies under a footing and the footing goes down with it. Flowing water carries sand away and leaves a void that nothing warned you about. Neither failure announces itself from the surface, which is why elevation readings and borings matter more here than a visual walk around.

Densification Under Load

Uniform sand placed loose will tighten up when a house sits on it. The movement is slow, uneven across a slab, and continues until the sand reaches its denser state.

Sand Carried Away by Water

With no fines to bind it, island sand travels easily with flow. A leaking service line or concentrated runoff can empty the ground under a footing edge.

Tidal Groundwater

The water table sits high and rises and falls with the tide. Saturated sand carries less, and the cycling keeps fines on the move season after season.

Storm Surge Scour

Surge runs under and around a structure and takes sand with it on the way back out. The structural damage shows up well after the water is gone.

There is no best system in the abstract. There is a correct system for your soil, your structure, your load and your access, and on Siesta Key access is a design input rather than an afterthought.
