Foundation Masters, LLC is the trusted house leveling specialist in Venice. Our Florida licensed engineering team brings decades of structural and geotechnical experience to lift, level and stabilize homes across Venice and Sarasota County.
We correct uneven floors, foundation settlement, crawl space deterioration and structural movement using engineered methods designed for Gulf Coast conditions, including coastal storms, high groundwater and sandy or limestone soils. From a simple floor lift to deep underpinning or a complete house relocation, we design a code compliant plan and handle the local permitting.
Venice is a bigger and more varied service area than it looks on a map. A 1960s slab near the beach, a canal home off the waterway and a six year old house east of the interstate are three different foundation problems, under three different permitting authorities. The repair has to start from which one you actually own.

Pressure Grouting and Void Filling
Where the problem is loose material or a void rather than the depth of bearing, grouting treats the zone directly instead of carrying the load somewhere else.
Soil Borings and Geotechnical Data
On a fill pad or over variable limestone, what is below grade decides the design. Where it governs we take soil borings.

Three Different Venices, Three Different Foundation Problems
Most foundation companies treat Venice as one market. It is not. Drive from the beach out to the interstate and the ground under the houses changes twice, the age of the housing stock changes twice, and the building department you submit to changes as well. Here is how we read an address before we ever look at the house.
The Island and the Beach Side
Historic downtown Venice sits on an island cut off from the mainland when the waterway was dredged through. The housing here is older, often slab on grade on shallow footings, on sand with a high and tidally influenced water table. Failures show up as a dropping slab edge and stair step cracking in block.
Mid City and the Canal Neighborhoods
South Venice, Venice Gardens and the canal communities are largely a rapid mid century buildout. Shallow footings, light reinforcement, lots finished with placed fill, and bulkheads holding that fill in. Ground loss behind a tired wall is a recurring finding.
East Venice and Wellen Park
Everything east toward the interstate was pasture, flatwoods and low ground before it was subdivisions. Those homes sit on imported pad fill over soils that held organics and standing water, and the settlement tends to appear several years in.
The practical consequence is that the correct repair in one of those three places is the wrong repair in another. A beach side slab usually needs the load taken below the loose sand. A canal lot often needs the bulkhead and the drainage addressed before any pier goes in, or the ground simply leaves again. A newer inland house may be sitting on fill that is still compressing, where the question is how deep competent material actually sits, and that is a measurement rather than an opinion.
It also changes who issues your permit, which is covered further down the page.
What Actually Causes Settlement in Venice
A house does not sink because it got heavier. It sinks because the material under the footing changed. These are the conditions we find behind the movement in this service area.
Uncontrolled Pad Fill
Fill brought in to raise a building pad, and never placed and tested in controlled lifts, keeps compressing for years. On the newer east side subdivisions this is the single most common finding.
Organics and Buried Muck
Low ground that was cleared for pasture leaves peat, muck and root mat behind. Anything bearing on that material compresses for decades rather than seasons.
Loose Sand Under Load
Dense sand carries a house. Loose sand densifies under the weight and the footing rides it down, which is the usual story on the older coastal side of the city.
Seasonal Groundwater Swing
The table comes up hard through the wet season and drops through the dry one. That cycle softens bearing soil and moves fines out from under slab edges.
Limestone and Voids at Depth
Across inland Sarasota County the depth to limestone varies and dissolution features exist in it. Where a void or a soft zone is suspected, borings and grouting are the honest answer rather than guesswork.
Stormwater and Washout
A downspout dumping at a corner, a broken service line or runoff aimed at the slab will remove soil from under the footing edge. Follow the crack and you usually find the water.
Bulkhead and Canal Bank Loss
A failing seawall lets the fill behind it migrate into the canal. The deck and the pool cage show it first, then the house.
Plumbing Leaks Under the Slab
In housing of this age a leaking supply or drain line is common, and it washes and softens bearing soil continuously. We look for it before designing anything.
Additions on Separate Bearing
A Florida room, lanai or addition poured later rarely bears the same way as the original house, so the two move independently and the joint opens.
Older wood framed houses on pier and beam foundations behave differently again. Those settle through the floor system rather than the perimeter, and they are smart jack jobs rather than pier jobs.
Signs a Venice Home Needs Leveling
A single crack tells you almost nothing. A group of them along one wall or one corner tells you plenty. If this list is starting to describe your house, book an engineering inspection before any cosmetic repair, because patching a structure that is still moving buys you one season at most.
Inside the House
- A floor running downhill across a room, or a soft spot that gives underfoot
- Diagonal cracking out of the upper corners of doors and windows
- Doors that drag or will not latch any more
- Gaps showing at the baseboard or along the ceiling line
- Grout opening in a straight run across tile
Outside and Underneath
- Stair step cracking through the mortar joints of block
- A dip in the slab edge, or grade falling away on one side of the house
- A Florida room, lanai or pool cage pulling away from the structure
- Standing water, soft soil or washout at the foundation line
- A depression opening in the yard or driveway with no obvious cause
- Rotted wood, crushed shims or a sagging girder in the crawl space
Choosing the Right Method in Venice
There is no single best method. There is a best method for your soil profile, your structure type and the load the repair has to carry. On a Venice job the choice usually comes down to one question: is the problem the depth of competent bearing, or is it a soft zone and a water path near the surface. Those two answers lead to completely different work.
Push Piers
Steel sections driven below the footing with the weight of the house as the reaction. A good fit for a block home with firm material at a reachable depth and room alongside for equipment.
Helical Piers
Shafts with helix plates turned to a target depth, where installing torque confirms capacity. No reaction weight needed, which suits additions, light structures and tight canal lots.
Smart Jacks
Adjustable steel supports on new engineered footings, set under the girders of a crawl space or pier and beam house so the floor levels without touching the perimeter.
Pressure Grouting
Fills and densifies where loose soil, a washout or a void is the problem rather than the depth of bearing. On inland lots this is often the correct first move.
FM PP25 Push Pier
Our own push pier system, engineered and specified in house so the bracket, the pipe and the connection to your footing are designed as one assembly rather than assembled from whatever is on the truck.
FM PP30 Pipe Pile
A heavier pipe pile for larger loads, deeper bearing, and additions or commercial structures where the demand exceeds what a residential pier is meant to carry.
Structural Shoring
Temporary shoring makes the structure safe while the permanent repair is designed, permitted and built. On anything unsafe it is the first move, not the last.
Drainage Correction
Collection, discharge and grade work so the repair is not undone from the surface down over the next two wet seasons. See drainage and waterproofing.
House Lifting and Relocation
Raising a structure above the flood elevation, or moving it outright, with the engineering, the permitting and the field work under one roof.
If a company quotes you one method before anyone has looked at the soil, they are selling a product rather than solving your problem.
How a Venice House Leveling Project Runs
1. Free Inspection
We walk the house inside and out, read the cracking and the drainage, and shoot floor elevations so the movement is recorded as measurements instead of impressions.
2. Soil and Load Data
Where the design turns on depth to bearing, or on whether fill or organics sit below, we take soil borings and work out what the footings carry.
3. Engineered Design
Our licensed engineers select the system, set the pier or jack locations and depths, and issue signed and sealed plans with calculations.
4. The Right Building Department
Inside the city limits we submit to the City of Venice. South Venice, Venice Gardens, Laurel, Nokomis and Osprey go to Sarasota County, and a Wellen Park address may fall under the City of North Port. We confirm the jurisdiction from the parcel, not the mailing address.
5. Install and Lift
Crews install the system, then lift in controlled increments with elevations monitored across the structure so the finishes can follow.
6. Documentation and Warranty
You finish with sealed plans, the installation record, closing elevation readings and written warranty coverage.
Drainage correction is part of the repair, not an upsell. Carrying the load to competent soil fixes the structure. Getting water away from the foundation is what stops the next problem opening up further along the same wall.

We design the repair, seal the plans, pull the permit and do the work, all from one office
The difference between an engineering firm and a repair crew shows up when the house does something unexpected. A boring comes back with a soft layer nobody predicted, or the lift exposes framing that changes the plan. A crew installs what was sold. An engineering firm can stop, re measure, revise the design and carry that revision through plan review without leaving you in the middle of it.
We also do not need the job to be big. If elevation readings show your floor is within tolerance and the cracking is cosmetic, we will say so and tell you what to watch for. A written opinion that you do not need foundation work is worth exactly as much as one that says you do, and on a house you may be about to sell it is worth more.

House Leveling Venice FAQs
These come up on nearly every first call from a Venice homeowner. If yours is not here, call the office and ask it directly.
What causes a house to need leveling in Venice?
High groundwater, coastal storms, sandy soils, plumbing leaks, and crawl space wood deterioration can lead to settlement and uneven floors in Sarasota County homes.
How do you level a house in Venice?
Depending on loads and soils, we use helical or push piers, pressure grouting, and structural shoring to lift and stabilize the structure, engineered to meet Florida Building Code and local permitting requirements.
Can you level and also move my house?
Yes. Foundation Masters is one of the leading house and building movers in Florida, providing engineering plans, permitting, and safe relocation.
How much does house leveling cost in Venice?
Costs vary by home size, access, and settlement severity. Simple floor lifts may be a few thousand dollars, while deep underpinning or relocation is higher. We provide free inspections and detailed proposals.
Will I need to leave my home during leveling?
Many projects allow you to remain in place, while major lifts or structural replacement may require temporary relocation. We will advise before work begins.
Do you handle permitting and code compliance?
Yes. As a licensed engineering firm, we prepare plans, manage permits, and coordinate with Sarasota County and local building departments to ensure compliance.
My house east of the interstate is only a few years old. Why is it settling already?
Because the problem is usually the pad rather than the house. Much of that newer construction sits on imported fill placed over ground that was pasture and low flatwoods, and fill that was not placed and tested in controlled lifts keeps compressing. The settlement often appears several years in, after the builder warranty has run out.
Who issues my permit, the city or the county?
It depends on the parcel rather than the mailing address. Inside the city limits it is the City of Venice. South Venice, Venice Gardens, Laurel, Nokomis and Osprey are unincorporated Sarasota County, and some Wellen Park addresses fall under the City of North Port. We confirm the jurisdiction before we submit anything.
Do I need soil borings for a Venice house leveling job?
Not always. Where the cause is shallow and obvious, elevation readings and a site inspection are enough. Where the repair depends on how deep competent material sits, or on whether fill or organics are below the footing, borings are the only way to design from measured data rather than assumption.
A depression opened up in my yard. Should I be worried?
It should be looked at rather than filled in and forgotten. A depression with no obvious cause can be a washout from a broken line, a collapsing pocket of soft material, or a dissolution feature at depth, and those three need different responses. Measuring it and finding out which one it is comes first.
My pool cage and lanai are separating from the house. Is that the foundation?
Usually, and usually because they were poured later on different bearing from the main structure. The two then move independently and the joint opens. The repair starts by measuring both sides so the design addresses the part that is actually moving instead of just resealing the gap.
