FM-PP65 8-Inch Steel Pipe Pile
The FM-PP65 is an 8-5/8 inch outside diameter schedule 40 driven steel pipe pile rated at 65 tons ultimate capacity. It is the smallest pile in the Foundation Masters lineup that meets the Florida Building Code 8-inch minimum outside diameter for steel pipe piles used as deep foundation elements outright, with no exception required and nothing for a plan reviewer to question. It sits between the FM-PP45 and the FM-PP100 and is the system we specify for commercial, multi-story and threshold buildings.
FM-PP65 Warranty
The FM-PP65 carries the same warranty structure as the FM-PP100, the other Foundation Masters commercial pile system. A 10-year transferable warranty is standard. A lifetime transferable warranty applies when verification borings are drilled at the pile locations 10 feet into the limestone, so that the bearing stratum under every pile is confirmed rather than assumed.
Both warranties transfer with the property. Both are written against the allowable working load, not the ultimate capacity.
FM-PP65 Rated Capacity
Every pile is verified at installation by driving record and refusal criteria, and the Foundation Masters lifetime warranty is written against the allowable working load.
Verified Load Capacity of the FMPP65 Pipe Pile System
The 65-ton ultimate rating is a system rating, not a soil capacity. Actual pile capacity at any given site is governed by the bearing stratum and is confirmed in the field by load test or by an approved dynamic method under Florida Building Code Section 1810.3.3. Foundation Masters drives every FM-PP65 to refusal on limestone or a competent bearing stratum and records the driving criteria for each pile location.
The structural capacity of the pipe itself is separate from the rated capacity. Table 1810.3.2.6 of the Florida Building Code sets the allowable compressive stress for pipes and tubes at 0.35 Fy, capped at 24,000 psi. On the 8.40 square inch section that is about 51 tons in ASTM A53 Grade B and about 73 tons in a 50 ksi steel. A higher stress of 0.5 Fy, capped at 32,000 psi, is permitted only where it is justified under Section 1810.3.2.8, which requires a geotechnical investigation, load testing and a report to the building official from the registered design professional supervising the work. On that basis the same section reaches about 73 tons and about 105 tons. The 32.5-ton allowable working load sits below the default limit in every permitted steel grade, with no justification filing required.
*Always follow project-specific geotechnical recommendations and engineering criteria.
Why the FM-PP65 Exists: The Florida Building Code 8-Inch Minimum
The Florida Building Code sets an 8-inch minimum outside diameter for steel pipe piles used as deep foundation elements. Florida Building Code 2023, 8th Edition, Section 1810.3.5.3.4 reads: Steel pipes and tubes used as deep foundation elements shall have a nominal outside diameter of not less than 8 inches. The only exception is micropiles, which must be grouted under Section 1810.3.10.
Our smaller pipe piles remain the right fit for residential and light structures, and they are used that way every week across Florida. Commercial, multi-story and threshold buildings that need a code-compliant driven pipe pile use the FM-PP65. At 8-5/8 inch outside diameter, which is 8 inch nominal, it is the smallest pile in our lineup that meets the code minimum outright. There is no exception to claim, no grout to specify, and nothing for a plan reviewer to question.
Diameter Minimum
FBC 1810.3.5.3.4. Nominal outside diameter not less than 8 inches for steel pipe and tube deep foundation elements. The FM-PP65 is 8-5/8 inch O.D., 8 inch nominal.
Capacity Verification
FBC 1810.3.3. Allowable axial load is established by load test or by an approved dynamic method. Driving criteria and restrike results are recorded for the engineer of record.
Special Inspection
Florida reserved Section 1705 of the building code, so there is no FBC special inspection section for driven deep foundations. On a threshold building, structural inspections are performed by a special inspector under Florida Statutes 553.79(5)(a), following a structural inspection plan prepared by the engineer or architect of record and approved before the permit is issued. Our installation records are built to drop straight into that plan.
Signed and Sealed
Every FM-PP65 layout, pile schedule and cap detail is designed and sealed through our engineering before a rig moves onto the site.

Engineering Research & Technical Publications
Foundation Masters maintains its own research and testing record on driven pipe pile behavior in Florida soils, from loose surface sands and organic fill through to the limestone that carries most of our deep foundation work. That record is what the capacity ratings on this page are built from.
Load test data, driving records and refusal criteria from completed projects are available to engineers and design professionals on request. See the Foundation Masters Research Center for published technical material.

FMPP65 Pipe Pile Installation Notes
The FM-PP65 is advanced with a vibratory hammer through the overburden to the top of rock, then verified by impact with a drop hammer or by restrike against the driving criteria set by the engineer of record. Lengths are spliced by full-penetration weld as the pile advances, per Florida Building Code Section 1810.3.6, which keeps the full 8.40 square inch section continuous through the splice. There are no internal couplers in this system.
- Refusal on limestone or a competent bearing stratum is the acceptance condition, not a driven length
- Driving record, final set and any restrike result are logged for every pile location
- Capacity is confirmed by load test or approved dynamic method under FBC 1810.3.3
- On a threshold building, installation is coordinated with the special inspector working to the structural inspection plan under F.S. 553.79(5)(a)
- Vibratory advance keeps ground movement low next to existing structures compared with heavy ground improvement or vibratory compaction
When specified, vibration monitoring can be included in the contract.
Commercial and Structural Applications
Multi-Story Commercial and Mixed-Use
Column loads that a residential pile cannot carry, on sites where the code requires an 8-inch minimum diameter pipe pile.
Piled Mat and Pile-Supported Slabs
Pile-supported structural slabs and piled mat foundations where the pile grid carries the mat down to competent bearing.
Threshold Buildings
Buildings meeting the threshold definition under Florida Statutes Section 553.79, where special inspection and documented installation records are mandatory.
Loose Sands and Fill
Sites over loose sands, organics or placed fill where spread footings cannot be relied on and the structure has to reach competent bearing.
Tight Sites Next to Existing Buildings
Infill sites where heavy ground improvement or vibratory compaction would put a neighboring structure at risk. The FM-PP65 reaches bearing without treating the whole site.
Heavy Industrial and Equipment Loads
Equipment pads, racking, tanks and industrial floors carrying concentrated loads above the range of the FM-PP45.

FM-PP65 Questions from Engineers and Plan Reviewers
What is the minimum diameter for a steel pipe pile in Florida?
Florida Building Code 2023, 8th Edition, Section 1810.3.5.3.4 requires steel pipes and tubes used as deep foundation elements to have a nominal outside diameter of not less than 8 inches. The only exception is micropiles, which must be grouted under Section 1810.3.10. The FM-PP65 is 8-5/8 inch outside diameter, 8 inch nominal, so it meets the minimum outright.
Why not use the FM-PP45 on a commercial building?
The FM-PP45 is a 4.5 inch outside diameter pile. It is the right system for residential and light structures and we install it that way across Florida. It does not meet the 8-inch minimum diameter in FBC 1810.3.5.3.4 for a deep foundation element, so commercial, multi-story and threshold projects that need a code-compliant driven pipe pile use the FM-PP65.
What is the working load of the FM-PP65?
32.5 tons allowable working load, from a 65-ton ultimate capacity at a 2 to 1 factor of safety. Table 1810.3.2.6 of the Florida Building Code allows 0.35 Fy on the steel section, capped at 24,000 psi, which is about 51 tons in ASTM A53 Grade B and about 73 tons in a 50 ksi steel. The 32.5-ton working load sits below that in every permitted grade, so the rating is governed by the system and the soil rather than by the pipe.
How is capacity verified in the field?
Every FM-PP65 is driven to refusal on limestone or a competent bearing stratum. Capacity is confirmed by load test or by an approved dynamic method under FBC 1810.3.3, against driving criteria issued before installation. On a threshold building, installation is coordinated with the special inspector working to the structural inspection plan required by Florida Statutes 553.79(5)(a).
What steel grade is used?
50 ksi minimum yield is preferred, ASTM A252 Grade 3 or ASTM A500. ASTM A53 Grade B at 35 ksi is permitted where the engineer of record requires no corrosion allowance. Availability is confirmed per project before the pile schedule is sealed.
Can the FM-PP65 be installed next to an existing building?
Yes. The pile is advanced with a vibratory hammer and verified by impact or restrike, which reaches bearing without the ground improvement or vibratory compaction that treats a whole site. Where ground movement is a concern, vibration monitoring can be written into the contract.
