What Makes Hernando County Ground Different
In most of Florida the karst is an inference. You reason about it from borings and from what the structure is doing. In Hernando County you can drive to it and look.
Weeki Wachee is a first magnitude spring. More than 100 million gallons of groundwater comes out of it every day, discharging from the limestones of the Floridan aquifer system, specifically the Suwannee Limestone, a tan to light brown fossiliferous rock laid down between 34 and 28 million years ago. Cave divers have explored its conduit system to over 400 feet below land surface. That is not a curiosity. That is the plumbing under this county, made visible, and it exists because slightly acidic water has been dissolving the limestone for a very long time. The springs, the caves, the sinkholes and the disappearing streams are all the same process.
Which brings up the distinction that actually matters to a homeowner here, and that almost nobody explains. The Florida Geological Survey recognises three kinds of sinkhole, and they are not variations on a theme. They are different mechanisms with different warning signs.
A solution sinkhole forms where there is little or no sediment over the limestone and the rock dissolves away at or near the ground surface. A cover collapse sinkhole happens where relatively thick impermeable sediments cover the limestone, and the sediments over a void suddenly give way, creating a hole at the surface in minutes to hours to days. That is the kind that makes the news. And a cover subsidence sinkhole forms where thick permeable sediments overlie the limestone, and the void in the rock is filled by sediments raveling downward from above, developing over longer periods of time, sometimes as long as years and much longer, and producing a gentle circular depression at the surface.
Read that third one again, because across a great deal of Hernando County it is the one you are living on top of. Sand raveling slowly down into the rock. No sudden hole. A gentle depression, a slab that has quietly gone out of level, cracking that has been getting a little worse each year, a driveway that has developed a dip. Slow enough that people get used to it.
Now add the building history. Spring Hill was founded in 1967 by the Deltona Corporation and the Mackle Brothers, and it went from 6,468 people in 1980 to 113,568 in 2020 across nearly 60 square miles of platted lots. An enormous amount of Hernando County housing went up quickly, on karst, in a period when nobody was drilling every lot.
None of that makes Hernando County a bad place to own a house. It makes it a place where the investigation is worth doing properly, because the failure mode here is patient and the evidence is subtle.

Everybody in Hernando County knows about sinkholes. What most people picture is the cover collapse version, the sudden hole, because that is what gets filmed. It is real and it happens. It is also not the mechanism most likely to be quietly damaging your house.
Where thick permeable sand sits over the limestone, which describes a lot of this county, the sand ravels down into voids in the rock gradually. The Florida Geological Survey describes that as developing over longer periods of time, sometimes as long as years and much longer, and showing up as a gentle circular depression. There is no bang. There is a low spot in the yard that holds water after rain, a slab that has gone slightly out of level, a door that needs adjusting again, a crack that is a bit longer than last year.
That slowness is exactly what makes it expensive. People adapt to a house that is moving half a millimetre at a time. They patch the crack, plane the door, top up the low spot with soil, and the mechanism carries on underneath for another decade. By the time it is obviously a problem there is a great deal more to correct.
So the useful habits here are cheap ones. Mark and date your cracks, and measure the width at a marked point rather than judging by eye. Photograph any depression in the yard with something for scale. Note whether low spots are appearing where there were none. Keep the paperwork if the house has any history. And when the pattern says something is still moving, get borings and an elevation survey rather than an opinion from the driveway, because the difference between a settled house and a raveling one is not something you can see from the outside.
Across Hernando County
From the coast up onto the ridge and out to the eastern edge of the county. The depth to rock and the thickness of what sits on top of it change considerably as you move across Hernando, and so does what tends to go wrong.

Common Questions About Foundation Repair in Hernando County
Do I have a sinkhole or just settlement?
That is the question the investigation exists to answer, and it cannot be answered from the cracks alone. Settlement into fill, a slab bridging a soft spot, an addition on different footings and a drainage problem can all produce cracking that looks alarming. Raveling into voids in the rock looks different in the subsurface data even when it looks similar on the wall. Borings, an elevation survey, the crack pattern and the history of the site are what separate them. We would rather tell you it is drainage than sell you piers you did not need.
What are the three types of sinkhole, and which one affects Hernando County?
The Florida Geological Survey recognises three. Solution sinkholes form where there is little or no sediment over the limestone and the rock dissolves at or near the surface. Why does slow movement matter more than sudden movement here?
Because slow movement is the kind people live with. A house that is moving very gradually gets adapted to rather than investigated. The crack gets patched, the door gets planed, the low spot in the yard gets topped up with soil, and the mechanism underneath carries on for another several years. By the time it is unmistakable there is considerably more to correct than there would have been. Sudden movement gets attention immediately. Gradual movement is the one that quietly gets expensive.
How do I document movement properly before calling anyone?
Mark each crack at a specific point and measure the width there rather than judging by eye, and write the date on the wall next to the mark in pencil. Photograph the cracks and any depression in the yard with a ruler or a familiar object for scale. Note whether low spots are appearing where there were none and whether water now stands where it used to drain. Keep any paperwork the house came with. That record costs nothing and it is genuinely useful evidence, both for the engineering and for any insurance conversation.

Do you perform soil borings, or just look at the house?
We perform borings, and in karst terrain that is not optional. A visual inspection tells you what the structure is doing. It does not tell you what is beneath it. Borings establish how deep the rock is, what condition its surface is in, how much loose or raveling material sits above it, where the water table is, and whether any of that changes across the footprint. On shallow irregular rock the profile can differ substantially from one side of a house to the other, and a single boring cannot show variation.
The house I am buying has sinkhole history. Should I walk away?
Not automatically, but do not accept the paperwork at face value either. Read what was actually found and by whom, whether a licensed engineer designed the remediation or a contractor sold a system, what was installed and to what depth and design capacity, whether grout takes and pier logs were recorded, and whether anything was monitored afterwards. A file that shows work happened is not the same as evidence that the right work happened. An independent engineering opinion before closing is inexpensive relative to what is at stake.
Which repair methods do you use in Hernando County?
