Building on Ground That Was Mined

Bartow sits in the middle of Bone Valley, and Polk County has been the center of Florida phosphate mining for well over a century. Enormous areas of this county were strip mined and later reclaimed. That history is the single most important thing to understand about a foundation here, and it is the question almost nobody asks before they buy.

Reclaimed mine land is not bad ground. A great deal of it was reclaimed carefully and performs well. But it is made ground, and made ground has to be understood rather than assumed. Overburden was removed, moved and put back. Clay settling areas were filled with very soft material that consolidates slowly over a long time. The result is a county where the profile can change dramatically across a short distance, and where a repair designed off a neighbor job is a guess.

Reclaimed Overburden

Material stripped off, stockpiled and replaced is variable by nature. Density, composition and thickness change across a parcel, and so does how much it will compress under a house.

Clay Settling Areas

Phosphatic clays left in old settling areas are extremely soft and consolidate for a very long time. Anything bearing on or beside that material needs its own engineering, not a standard detail.

Fill of Unknown Origin

Across the county, pads were raised with whatever material was available. Fill that was never placed and tested in controlled lifts keeps compressing for years after the house is finished.

Polk County also sits in Florida limestone country, with the cavities and raveling zones that go with it. It is the second question we look at here, not the first, but it is on the list.

Clayey Soils and Moisture

Unlike the coast, this region has real clay content in the profile. Seasonal moisture movement matters here in a way it simply does not in clean coastal sand.

Central Florida takes a great deal of rain in a short window. Runoff aimed at a foundation, or a yard that holds water, does real damage to bearing soil.

Is My Lot on Reclaimed Land, and Does It Matter

This is the question we get most often in Polk County, and the honest answer has two halves. First, being on reclaimed land does not mean your house has a problem. Plenty of homes sit on reclaimed ground and never move. Second, if your house is moving, knowing the history changes where we look and what we design.

What Points Toward Made Ground

  • Settlement that is uneven across a single slab rather than uniform
  • Movement that continues for years instead of stabilizing after the first season
  • A pad noticeably raised above the surrounding natural grade
  • Nearby lakes or ponds with unusually regular shapes and banks
  • Neighbors on the same street with very different foundation histories

How We Actually Find Out

  • Shoot floor elevations so the movement is measured, not estimated
  • Rule out the ordinary first: plumbing leaks, drainage, downspouts, grade
  • Review the site history and what the parcel was before the subdivision
  • Take soil borings to see the fill thickness and what sits beneath it
  • Design the repair to what the borings show rather than to a product line

If the finding is deep variable fill, the repair usually means carrying the structure through it to competent material, and the pier depths will not all be the same number. If the finding is a soft zone near the surface, grouting may be the better and cheaper answer. If the finding is a leaking line that washed out a footing edge, the repair is smaller still, and we will tell you that just as plainly.

Signs a Bartow Home Needs Leveling

One crack tells you almost nothing. A group of them along one wall or one corner tells you plenty. Book an engineering inspection before any cosmetic repair, because patching a structure that is still moving buys you one season at most.

Movement that comes back season after season rather than settling down is the pattern most worth a call out here. That is what long term consolidation looks like from the inside of a house.

Choosing the Right Method in Polk County

There is no single best method. There is a best method for your soil profile, your structure and the load the repair has to carry. On made ground the question is whether the load has to go through the fill to competent material, or whether the problem is a soft zone and a water path near the surface. Those two answers lead to very different work.

Helical Piers

Shafts with helix plates turned to a target depth, where the installing torque confirms capacity. On variable fill that torque record is worth a great deal, because it tells you what each pier actually found.

Push Piers

Steel sections driven below the footing with the weight of the house as the reaction. A good fit for a block home with competent material at a reachable depth and room to work.

Smart Jacks

Adjustable steel supports on new engineered footings, set under the girders of a crawl space or pier and beam house so the floor levels without touching the perimeter.

Pressure Grouting
