What Makes Madeira Beach Different
On 24 September 1848 a strong hurricane struck the west coast of Florida and cut straight through this barrier island, separating it and opening a new channel to the Gulf. It was named Johns Pass after John Levique, an early homesteader who found it. That channel is now the southern boundary of Madeira Beach and the centre of its working waterfront.
It is easy to read that as history. It is better read as a statement about the ground. The geometry of this island was rewritten by a single storm within recorded memory, and the feature that storm created is the thing the town is organised around. Barrier islands are not permanent objects. They are the current position of a process.
Madeira Beach itself was incorporated as a town on 5 May 1947 and became a city on 8 August 1951. It covers 3.19 square miles, of which only 0.98 square miles is land and 2.21 square miles is water. It sits between the Gulf of Mexico to the southwest and Boca Ciega Bay to the northeast, which is to say water on both sides of a narrow strip, with an inlet at one end.
That inlet is what separates this town technically from the beach communities north of it. An inlet is a constriction, and every tide moving in and out of Boca Ciega Bay has to pass through it. Water forced through a narrow opening moves faster than water spread across a broad one, and water moving fast carries sand. So the area around a pass is the most hydraulically active ground on a barrier island, with stronger currents, more sediment movement and more aggressive scour around anything embedded in the bed or the bank.
Away from the pass the conditions are the familiar barrier island ones and they are demanding enough. Loose sand with minimal cohesion. A water table effectively at tidal elevation, moving twice a day. Salt reaching reinforcement through air, splash and brackish groundwater, so exposed concrete deteriorates from the inside out. Bearing that is shallow and unreliable, which is why so much of the newer construction sits on piles. And a great deal of the bay and canal frontage held in place by a seawall that is doing structural work whether anybody thinks of it that way or not.
None of that makes Madeira Beach a difficult place to own property. It makes it a place where the investigation earns its money, because the conditions are genuinely more energetic than the mainland and the failure modes are not the ones a general contractor is used to.

Water Moves Fastest Where It Is Squeezed.
This is the single most useful idea for anybody who owns waterfront property in Madeira Beach, and it explains most of what we get called out to look at.
Water accelerates through a constriction. That is true of an inlet carrying the tide in and out of Boca Ciega Bay, and it is equally true at a much smaller scale of a gap under a seawall panel, a failed joint between two panels, a hole around a pipe penetration, or the space beside a piling. Wherever the flow is squeezed, it speeds up. Where it speeds up, it picks up sand and takes it away.
That is why a seawall joint the width of a finger is not a cosmetic problem. Every tide cycle, water moves through that gap and takes a little of your lot with it. The soil does not settle uniformly afterwards. It leaves a void, and the void migrates back toward whatever is behind the wall. By the time a depression shows up in the yard or the pool deck drops at one edge, a considerable volume of sand has already gone.
The same mechanism explains scour around pilings, washout beneath a slab edge, and sand disappearing from around a stair landing. It is not settlement in the ordinary sense, where soil compresses under load. It is removal. And removal does not respond to underpinning alone, because piers stabilise the structure while the sand keeps leaving.
So on a waterfront property here the first questions are where the water is getting through, how fast, and what it has already taken. Fix the path, replace what has gone, and then decide what structural support the building actually needs. In that order.

Johns Pass & the South End
The inlet, the working waterfront and the commercial and residential property around it at the southern end of the city.
The most hydraulically active ground in the city, with stronger tidal currents, active sediment movement, aggressive scour around embedded structures, and marine bulkheads and dock structures doing structural work.
Gulf Front & the Beach Side

- A seawall or bulkhead that has leaned, cracked or opened a joint, with soil disappearing behind it.
- A depression, soft spot or void forming near a seawall, a pool deck, a dock or a stair landing.
- Sand washed out from around a piling, a footing or a slab edge.

Soil disappearing behind a seawall is the one to act on quickly. It is removal rather than settlement, it does not stop on its own, and every tide takes a little more.

Why does being near Johns Pass matter to my foundation?
Because an inlet is a constriction and every tide moving in and out of Boca Ciega Bay has to pass through it. Water forced through a narrow opening moves faster than water spread across a broad one, and fast moving water carries sand. That makes the ground around a pass the most hydraulically active on a barrier island, with stronger currents, more sediment movement and more aggressive scour around anything embedded in the bed or the bank. It does not mean property near the pass is a problem. It means the investigation has to account for a more energetic environment.
Is my problem settlement or is soil being washed away?
They are different mechanisms and they need different repairs. Settlement is soil compressing under load. Washout is soil being removed by moving water, usually through a gap in a seawall, around a pipe penetration or beside a piling. Washout leaves a void rather than a compacted layer, and the void migrates back toward whatever is behind it. Piers stabilise a structure but they do not stop sand leaving, so if removal is the mechanism the water path has to be closed and the lost material replaced as well.
Why does a seawall matter to my foundation?
Because on a canal or bay lot the seawall and the structure behind it are one system. A wall that has leaned, cracked or opened a joint lets soil leave the property through that joint on every tide cycle, and the ground under everything behind it keeps going with it. A joint the width of a finger is not cosmetic. Underpinning a structure while a failing bulkhead continues to drain the lot stabilizes the building without addressing the cause, which is why we evaluate both and handle the seawall work in the same company.
What is scour and should I be worried about it?
Scour is the removal of sand from around a pile, a footing or a structural element by moving water. On a barrier island it is a normal mechanism rather than an exotic one, and near an inlet it is more aggressive because the currents are stronger. Storm surge, wave action, tidal flow and redirected stormwater will all move loose sand. The consequence is that support disappears from around an element that was designed assuming it would be there, and what is visible above ground is rarely the full extent of it.
Why is corrosion such a large issue here?
Because chlorides reach the reinforcement through salt air, splash and brackish groundwater. Steel that begins to corrode occupies more volume than the steel it replaced, and that expansion cracks and spalls the concrete from the inside out. It appears first as rust staining, then as a delaminated area that sounds hollow, then as exposed bar. On exposed elements, balconies, stairs, decks, dock structures and seawall caps it is the dominant deterioration mechanism here, and it runs at nothing like the same rate a few miles inland.
Who permits foundation work in Madeira Beach?
Madeira Beach is an incorporated city, so the City of Madeira Beach reviews the work. Marine and waterfront structures can involve additional agency review, and where a property sits seaward of the state Coastal Construction Control Line there may be a permit required from the Florida Department of Environmental Protection as well. We prepare sealed drawings, calculations and reports for whichever authorities are involved and coordinate the review, and where an association also has approval requirements we work to those as well.
Do you perform soil borings, or just look at the structure?
We perform borings. A visual inspection tells you what the structure is doing. It does not tell you what is beneath it. On a barrier island borings establish how loose the sand is and to what depth, where competent bearing exists if it exists, where the water table sits and how it relates to tide, and whether any of that changes across the footprint. Pile capacity in loose sand is a calculation that needs real data behind it rather than an assumption.
Do I have a foundation problem or a drainage problem?
That is the question the investigation exists to answer, and on a flat island site it is a fair one. Settlement in loose sand, washout beneath a slab, a failing seawall, scour and simple drainage can all produce cracking that looks alarming. Borings, an elevation survey, the crack pattern and the condition of the waterfront structures are what separate them. We would rather tell you the repair is drainage and seawall work than sell you a pier scheme you did not need.
Which repair methods do you use in Madeira Beach?

I am buying a property here. What should I have checked?
The condition of the seawall or bulkhead if there is one, whether there is evidence of washout or scour behind it, the condition of any exposed reinforcement, what the foundation actually is and whether it is elevated, and what flood zone and elevation the structure sits at. Ask for prior engineering, permits and repair records, and read them rather than trusting them. An independent engineering opinion before closing is inexpensive relative to the values on this island, and a seawall nearing the end of its life is a large number to inherit unknowingly.
How disruptive is the work, and can it be done seasonally?
Most of it is exterior, which on a rental or seasonal property is a considerable advantage. Pier and pile installation is worked from outside wherever the access allows, seawall work is entirely exterior, and interior work is sequenced room by room. Access on a narrow island with limited staging room is a genuine planning constraint, so we work that out at the design stage and tell you what each phase looks like before it starts.
