What Makes Brandon Ground Different
Two things define foundations here, and they compound each other. How quickly Brandon was built, and what the water under it does every year.
Take the growth first. John Brandon came from Mississippi in 1857 and bought land in the New Hope area the following year, and the community was named for him when engineer Charles S. Noble platted about 40 acres in 1890. For most of the next seventy years it stayed small. In 1960 there were 1,665 people. Then Hopewell Road was connected to Adamo Drive in 1956, Tampa became an easy drive, and Brandon turned into a bedroom community. By the early 1960s roughly one new family was moving in every day. Population reached 12,749 by 1970, 41,826 by 1980, 77,895 by 2000 and 114,626 by 2020. Sixty nine times larger in sixty years, across 33 square miles of land.
Building at that pace, on farmland and flatwoods, over decades of changing standards, produces exactly the variation you would expect. Fill placed and compacted to whatever the practice of the day was. Ditches, ponds and low ground filled to make lots buildable. Additions and lanais built later on shallower footings than the house they attach to. It is not a criticism of Brandon. It is just what fast suburban buildout looks like once it is forty or fifty years old.
Then the water, and this is the part homeowners underestimate. The Seffner soil series, whose type location is in Hillsborough County near Plant City, describes ground very like a lot of what Brandon sits on. Very deep, somewhat poorly drained, rapidly permeable fine sand formed in sandy marine sediments. What matters is the water table. It sits 18 to 42 inches below the surface for two to four months in most years, comes up to within 10 to 20 inches of the surface for periods of up to two weeks in some years, and is within 60 inches for more than nine months of most years. The series is also described as occupying the rims of depressions and lower lying flats and knolls.
Read that again as a foundation problem rather than a farming one. The ground beneath a Brandon slab is wet for most of the year and close to saturated for part of it, and rapidly permeable sand moves water fast when it moves at all. That drives hydrostatic pressure, it moves fines when there is a path for them to travel, and it means a drainage defect does its damage seasonally, every year, rather than once.
Which is why a fair number of Brandon calls turn out to be water problems wearing a structural costume. Fix the water and the structure stops moving. Install piers without fixing the water and you have stabilized one thing while the cause carries on.

Piers Do Not Fix a Water Problem.
This is the single most useful thing we can tell a Brandon homeowner, and it costs us work to say it.
Underpinning transfers the load of a structure down to competent bearing. That is the correct repair when the soil supporting the foundation cannot carry it, and we install a great deal of it. But if the actual cause is water, roof discharge landing against the foundation, a lot that no longer sheds the way it was graded to, a downspout with no extension, a failed area drain, or fines migrating because water has found a path, then piers stabilize the structure while the mechanism continues underneath it. You have bought stability, not a solution, and you may buy it again.
In a place where the water table is within five feet of the surface for more than nine months of most years and rises to within a foot or two in wet periods, water is a serious candidate rather than an afterthought. So we look at grading, roof discharge, area drains, irrigation and the seasonal pattern of the movement before anybody starts counting piers. Sometimes the honest answer is that the repair is drainage and the cracks are cosmetic. We would rather tell you that than sell you a pier plan.
When the borings and the survey do show a bearing problem, we say that too, and we design for it properly. The point is not that piers are wrong. The point is that the diagnosis has to come first, and a contractor whose only product is piers has an obvious reason to skip it.

Do you perform soil borings, or just look at the house?
We perform borings. A visual inspection tells you what the structure is doing. It does not tell you what is beneath it. Borings establish fill depth and character, where competent bearing begins, whether soft or organic material is present, where the water table sits, and whether the profile changes across the footprint. In Brandon the depth to water and the depth to competent bearing are the two numbers that drive the entire design.
Why did my lanai pull away from the house?
Because it is very often on a different foundation. Lanais, pool decks, porches, carport conversions and room additions are frequently built on shallower footings or a separate slab from the main structure, and they were sometimes added years later on ground that had already been disturbed. When the two respond differently to moisture or settlement, they separate at the joint. That is common in Brandon and it is usually repairable without touching the main house, but the first job is establishing whether the addition moved, the house moved, or both.

How disruptive is the work, and do we have to move out?
In most cases you stay in the house. Pier installation is worked from the exterior wherever the access allows, and interior work is sequenced room by room so the house stays usable. Grouting and slab work are noisier and dustier for a shorter period, and drainage work is mostly exterior.
