Why Venice Foundations Fail Differently
Venice incorporated as a town on July 1, 1926 and amended its charter to become a city on May 9, 1927. It runs its own Building and Code Enforcement Department, so a repair inside the city limits is not reviewed by Sarasota County the way one in South Venice or Nokomis is.
Venice Island is also a different animal from the barrier islands north of here. It is a portion of the mainland reached by bridges over the artificially created Intracoastal Waterway. The banks along that cut are engineered banks, not natural shoreline. Property backing onto the waterway behaves like canal front property, and it scours like canal front property.
The soil profile is the other difference. Under Venice, a blanket of loose Quaternary and Pleistocene surficial sand sits on the Peace River Formation of the Hawthorn Group, a fine grained sandy, clayey and phosphatic unit, with the Tamiami Formation below and to the south. That is why the beaches here give up fossil shark teeth. It is also why a foundation here can sit on clean sand for several feet and then hit something that behaves nothing like sand.
Loose sand over clay produces two problems. Water perches on the contact instead of draining away, and the clay below is compressible, so loads that a sand profile would carry evenly settle unevenly here. Competent bearing depends on where those units actually sit under your structure, which is why we bore before we scope rather than after.
There is a benefit to that clay. The Hawthorn confinement under Venice means far fewer cover collapse sinkholes than the karst areas north and east of here. The trade is compressible soil and perched water instead.
Add storm history to that. Hurricane Helene pushed several feet of surge through this stretch of coast, and Hurricane Milton made landfall near Venice on October 9, 2024.
