Why Naples Foundations Fail Differently

Most of the Gulf Coast sits on a deep sand and clay column. Naples does not. The Tamiami Formation, a mix of marl, sandstone, claystone and hardened sandy fossiliferous limestone, occurs at or near the land surface across the southern peninsula, Collier County included. Competent rock is often within reach of a shallow excavation.

That sounds like good news, and sometimes it is. The problem is that the rock surface is not level and not continuous. It undulates, it weathers unevenly, and the marl and claystone in the same formation change character over short distances. So bearing capacity under one house can run from roughly 1,500 to 2,500 pounds per square foot in filled or reclaimed ground to over 4,000 on competent rock.

That spread is the whole story. A footing partly on rock and partly on sand does not settle uniformly. It rotates.
